Preparing your home for sale

Preparing your home for sale

It's very important to make sure that your home is shown in its best light to find the right buyer and achieve a premium price. Here are some tips to prepare your home and ensure that buyers will want to view.

Increase your kerb appeal

The outside is the first and last thing the viewers will see. Step across the road and look up and down at the home and be honest with yourself. If the front door needs painting or the guttering is broken, try to get these little things sorted before putting the home on the market.

Declutter

This is perhaps an obvious point but one that is often overlooked. Have you noticed how the best home photos and videos have very little in them? This is because the minimalist feel lessens distractions for viewers. They can focus on the space rather than the contents of the room. Try and go as minimalist as you possibly can.

Kitchen & Bathroom

It’s often said these two rooms are the ones that sell your home so try to keep the kitchen work surfaces as clear as possible. Of course a toaster or a coffee machine is fine but you don’t want to have any dirty dishes visible or too much clutter above the kitchen cupboards.
In the bathroom, try to have matching towels and bath mat, close the toilet seat and if you can add a scented candle, you’ll start to create the feeling buyers are looking for.

Improve the lighting

This can make a huge difference as bright rooms will always appear larger than a dimly lit one. So open up all the blinds and curtains to let as much natural light in as possible. If you’re selling in winter or if you have viewings when it’s dark outside, consider adding floor and table lights with some bright bulbs.

Externally

If you have a garden and a driveway, you want these areas to look as neat as possible. Jet wash the drive and remove any weeds if possible. Cut the grass in the garden and tidy away and left over pet or child toys.

Ultimately, think how you feel when you view a property yourself and all of the things you pick up on will be the things that buyers notice when they view your own home.
