Christmas may seem a while away, but in the lettings market it isn’t really. To find a tenant inside two months before Christmas you should try and get your property on the market ASAP. Here’s why……

Timescale
If you have a tenant currently renting with an AST (assured shorthold tenancy) that is due to expire or a fixed periodic tenancy, they will be required to give at least 1 months notice to vacate the existing property. So it’s very important that you factor this in to the timescale when trying to find a tenant close to Christmas.

Advertising
To find the best tenant for your home, it’s vital to show it to the right people in the right places. This will result in the best monthly rental amount as well as the best tenant possible.

Our recommendation is always to advertise your property at the current market rate and focus on finding a suitable tenant as quickly as possible. Pricing it above market value in the hope to achieve a higher rent, usually won’t work.

Marketing
Far too often we see agents using old photos and an old description from years before when the home was first rented. You may also feel that agents are simply relying on putting a few photos on Rightmove/Zoopla and hoping you get the required result.
