How can you generate more interest for your home?

Everyone dreams of having a stress free and quick sale but what happens if you’ve listed your home for sale and you’re not having as many viewings as you were promised and even less offers? We have some tips that may help you.

We often have some an amazing vision of what the perfect outcome will be when our property is for sale and while thinking positively is obviously a good thing, sometimes the sale process might not pan out exactly as we would like. 

Marketing Strategy – if your home isn’t generating the interest you feel it should, the first thing to check is the strategy the agent is using. Taking some photos and putting them on Rightmove within 48 hours isn’t a good strategy. A property video tour, a 3D Walkthrough tour, property staging (if required) and targeted social media adverts will definitely attract viewers.

Change the photos - People are often moved to act by what they see. It isn't rocket science; sometimes you are swayed to go for the better-looking option and this is purely psychological. The photos must show your property as its best and this can be difficult when many agents take their own photos. Make sure the agent instructs a professional photographer and consider drone photos and video.

Work your property into search tags - there are specific tags buyers use when searching for a property to buy and you will be doing yourself a world of good if you utilise these tags when you post your property. Hashtags on social media, keywords on portals, and tags on YouTube videos can all help people find your home.

Amend the price – although I understand this isn’t a popular option, it may be required if the agent initially overvalued your property to win the listing. A price adjustment must tempt a buyer and it should be the next portal trigger point. Eg, if your home is £500,000 and you reduce to £490,000, this isn’t going to attract many viewers. However, if you change to ‘Offers in Excess of’ £475,000, suddenly it’s a tempting price and then it’s up to the negotiating skills of the agent to achieve a premium sale price for you.

Make your home captivating – This should have been done before the photos were taken but it is never too late to start. Buyers will definitely want to imagine themselves living in your home so to help them feel that way, try to declutter some rooms if they are ‘busy’. If you have pets, keep them out of the way and tidy up the garden. Before any viewings, clear away toys, hoovers, clear the kitchen worktops and put clean fresh towels in the bathroom.
