The good news is that you control 3 out of these 4 things.
Clearly you can’t change the location of your property but if you’ve spoken to your current agent and there still isn’t a good offer after taking their suggestions in the weekly meetings to update and amend the other 3 factors, then it could be time to consider changing agents.
So what happens next?
Tie-In Period
The first thing to check is that you’re out of any contract period with your existing agent. This will allow you to give notice to your current agent to end your agreement.
New Photos and Video
We will set a date with you for our professional photographer to visit and take some up to date photos and a 3D walkthrough tour. We also will create a professional property video to show the best parts of your property to potential buyers.
Price Strategy
In order to generate offers, we need buyers to find the marketing price of your home attractive. We want them to be competing against each other as this will naturally force the price up to the maximum possible.
A price at the lower end of market value but marked as ‘Offers Over’ is the best strategy to generate viewings and offers. When re-launching a property, the marketing price should feel slightly uncomfortable for you the seller but this will ultimately produce the best result in the long run.
New Social Media Adverts
As part of our re-launch strategy we will create a set of bespoke social media averts that will attract a new pool of buyers. Social media platforms provide a vast audience and allow us to target specific buyers.
Cooling Off Period
We would never advise launching your property the day after you leave your current agent. A period of time away from the regular property portals is always best and we recommend at least 14-21 days.
However, in this time we are still being proactive by offering your property to our existing buyer database. We often find a buyer in this period but if not, when we re-list on the portals, it will appear as a fresh listing.
