7 ways to pick your selling agent

The difference between a good and a poor selling agent can mean a huge difference in the final sale price of your home. So here are 7 points to consider when selecting the right agent to sell your home.


Commissions
Don’t save £2,000 in commission if it’s going to cost £10,000 or more on the sale. Better agents generally charge more because they have a robust selling strategy as well as spending more on marketing.

Who are you actually listing with?
Will the agent presenting to you be the same person managing the sale from start to finish? Many agents use assistants to help but you don’t want to be handed over to someone inexperienced. Ask who will be doing the viewings, negotiating the offers and overseeing the sale.

Open day viewings
Attend open days/viewings as if you’re looking to buy. What was the agent’s approach? Did they have great marketing material at the property? Did you feel you could speak to this person regularly for a couple of months as the sale goes through?

Marketing
Two things separating great agents from bad agents are negotiation and marketing. Go to the agent’s website and look at the quality of their advertising. How professional are their photos and videos? Do they have virtual tours? Make sure the advertising is geared towards the property and not the agent themselves. Ask to see the statistics showing the percentage of asking price achieved and also how many properties the agent has needed to reduce.

Bigger isn’t always better
Before you list with the agent with agent with most listings, remember that you don’t want an agent that sells the most homes, you want the one that sells homes for the most. Ask how many other properties they will be handling at the same time. You want an agent what will be able to give you a more personalised service.

Technology
Have you got an agent that has moved with technology? Ask if they know how to use geographic and demographic targeting on social media to help your home reach the most likely buyers. Do they use a system that creates urgency among buyers?

Over pricing to win the listing
Beware the agent that gives you a high price with a long contract length. They don’t control the market and are probably giving you false hope to get the listing knowing they will have to reduce the price in the coming weeks.
